Government Land Valuation Rises Across Kathmandu Valley, New Rates Announced for Major Areas
The minimum government valuation of land in most areas of Kathmandu Valley has increased for the fiscal year 2083/84.
The minimum government valuation of land in most parts of Kathmandu Valley has been increased for the fiscal year 2083/84.
Following the new valuation decisions by land administration offices, the increased rates will directly affect the registration fees and tax calculations for land transactions.
New valuations have been implemented by the Dillibazar, Chabahil, Kalanki, Tokha, and Manamaiju Land Administration Offices.
Meanwhile, Bhaktapur has continued with last year's valuation, while land offices in Lalitpur have not yet published updated rates.
Chabahil Records Highest Increase
The Chabahil area witnessed the highest increase in government land valuation this year.
Land connected to major roads from Gaushala to Dhobikhola along the Ring Road corridor has seen valuation rise:
Previous valuation: NPR 5.7 million per aana
New valuation: NPR 6.27 million per aana
Other updated rates include:
Mitr Park, Kalopul, Gaushala, Ratopul, Chabahil, Jorpati: NPR 5.566 million per aana
Around Boudhanath Stupa: NPR 4.895 million per aana
Dillibazar Area Sees Higher Valuation
Major commercial areas under the Dillibazar office have also received revised valuations.
Areas including New Road, Durbar Marg, Kantipath, Jamal, Indrachowk, Ratnapark, Sundhara, Maitighar, Putalisadak, and Hattisar have seen government valuation increase:
Previous: NPR 7.26 million per aana
New: NPR 7.62 million per aana
Land around Putalisadak, Bagbazar, Ratnapark, and Sabhagriha areas has been valued at NPR 5.6 million per aana.
Kalanki Land Prices Increase
In the Kalanki area, land connected to the Ring Road from Balkhu to Banasthali has been revised:
Previous valuation: NPR 4.7 million per aana
New valuation: NPR 4.935 million per aana
Major road areas around Kalimati, Balkhu, Soltimod, and Kalanki Chowk have been valued at NPR 4.3 million per aana.
Tokha and Manamaiju Updates
In Tokha, land connected to the paved road toward Narayansthan has been valued at:
NPR 70,000 per square meter
Approximately NPR 2.225 million per aana
Last year's valuation was around NPR 2.117 million per aana.
Similarly, land along roads in Manamaiju has increased:
Previous valuation: NPR 2 million per aana
New valuation: NPR 2.2 million per aana
The increase in government valuation is expected to raise the overall cost of property registration and taxation in Kathmandu Valley.
